Client Services Include:

Advertising - Your property will receive immediate exposure through advertising with professionally made, durable on-site signage, local newspaper ads, Craig’s list posting, Google Search Advertising, and website posting with description and photos. 

Careful applicant screenings – All applicants will receive thorough screening with credit checks, background checks, employment and income verification, rental history, and references.  This will ensure responsible, reliable, tenants occupy your investment. Eviction proceedings, should it become necessary, will be handled through the appropriate channels with my personal supervision.

Building and property maintenance – We conduct an assessment/evaluation of the property with the owner prior to the management agreement.  This will identify any repairs needed to make it as presentable and marketable as possible.  Only qualified, reputable repairmen will be used with prior approval of the repair expenses by the owner.  This assessment will also be conducted at each exit interview with tenants prior to vacating, with any damages charged to the tenant.

Bill paying – services can be tailored as desired and may include mortgage, property taxes, and insurance payments.  Utilities, in most cases, will be in the tenants’ name.

Inspections – We are committed to taking excellent care of your investment.  Whether occupied or vacant, we will conduct frequent site visits and inspections to identify any deficiencies through normal wear and tear or damage, and preventative maintenance needs.

Cash flow - Prompt income forwarding and account statements monthly.

Professional showing – Your property will be shown by appointment, to approved and qualified applicants only.
